Selling and leasing homes throughout the San Gabriel Valley and outside areas.

Large and small single family residences, vintage, character and contemporary homes, hillside and view properties, horse ranch estates, income and multi-family properties, new homes, apartment buildings, condominiums, townhomes, PUD’s, mobile homes and land. Several of the older homes qualified for the Mills Act, giving homeowners a significant property tax reduction.

BANK REPRESENTATION

Previously represented REO (Bank Repossessions) properties for Countrywide. The assignment began with preparing the BPO (Broker Price Opinion) for the bank’s review. Upon assignment of the listing, my duties included monitoring the property and processing the file. Some files started with the eviction process and establishing  the utilities, and then on to scheduling any clean up and necessary repairs. Once the property was ready, it went on the MLS and was marketed for sale. Upon receiving an offer, I was able to negotiate the offer and work with the other agent to successfully close the escrow.

SHORT SALES

More recently, I have represented many short sales and pre-foreclosure sales with a 99% success rate. These distress sales took from 45 days to over a year to close, requiring a tremendous amount of patience and follow-up. I have represented both sellers and buyers in closing short sales. I understand the system and the process.

EXPERT WITNESS REPORTS AND TESTIMONY

In 2012 I was retained to prepare an expert witness evaluation and report for the rental value of a $3 million property in Pasadena. This involved researching and extrapolating data to prepare a detailed analysis and report, and to serve as an expert witness if called to trial.

2002 to present Presiding Officer or panelist in tribunal for procuring cause commission dispute hearings between Realtors of different Associations. Dispute amounts ranged from $1,000 to $55,000. The hearing panel has full discretion to evaluate the evidence and to render a peer judgment monetary award.

2005 to present Private Mediator in real estate disputes between sellers, buyers, Realtors, contractors, family members and divorcing parties. Actual dispute amounts ranging from $1,000 to $1,000,000, with a 98% success rate.

Realtor and Buyer/Seller commission disputes; Buyer and Seller deposit disputes and cancelled contracts; and Buyer and Seller disputes regarding disclosure of property condition, including the following:
