1997 TO THE PRESENT

Selling and leasing homes throughout the San Gabriel Valley and outside areas.
Sold and leased nearly 500 properties.

Large and small single family residences,  lovely vintage, character and contemporary homes, hillside and view homes, a horse ranch estate, income and multi-family properties, new homes, apartment buildings, condominiums, townhomes, PUD’s and mobile homes.  Several of the older homes qualified for the Mills Act, giving homeowners a significant property tax reduction.

BANK REPRESENTATION

Previously represented REO (Bank Repossessions) listings for Countrywide. Tasks begin with the preparing the BPO (Broker Price Opinion) for the bank. Upon assignment of the listing,
I carefully monitored the property and processed the file, often starting with the eviction process, setting up utilities, marketing the property for sale which included establishing
utility service, organizing clean-up and ordering repairs.  Upon receiving an offer,
I was able to negotiate the offer and successfully close the escrow.

 

SHORT SALES

More recently, I have represented many short sales and pre-foreclosure sales with a 99% success rate.  These distress sales took from 45 days to over a year to close, requiring a tremendous amount of patience and follow-up.  I have represented both sellers and buyers
in closing short sales.  I understand the system and the process.

 

EXPERT WITNESS REPORTS AND TESTIMONY

In 2012 I was retained to prepare an expert witness evaluation and report for the rental value of a $3 million property in Pasadena. This involved researching and extrapolating data to prepare a detailed analysis and report, and to serve as an expert witness, if called to trial.

2002 – 2018 Realtor commission disputes for procuring cause.  Mediator for commission dispute matters between Realtors, with a 99% success rate of settlement.

Commission dispute amounts from $1,000 to $100,000.

 

CAR AND REALTOR ASSOCIATIONS – ARBITRATION

2002 – 2018 Presiding Officer or panelist in tribunal for procuring cause commission dispute hearings between Realtors of different Associations.  Dispute amounts ranged from $1,000 to $55,000. The hearing panel has full discretion to evaluate the evidence and to render a peer judgment monetary award.

 

CAR OMBUDSMAN

2011 – 2018 Resolving disputes between REALTORs and members of the public.

 

RESOLVE IT! MEDIATION

2005 – 2018 Private Mediator in real estate disputes between sellers, buyers, Realtors, contractors, family members and divorced parties. Actual dispute amounts ranging from $1,500 to $1,850,000, with a 99% success rate.
