The assignment began with preparing the BPO (Broker Price Opinion) for the bank\u2019s review. Upon assignment <\/span><span style=\"font-weight: 400;\">of the listing, my duties included monitoring the property and processing the file. Some files started with the eviction process and establishing\u00a0 the utilities, and then on to scheduling any\u00a0<\/span><span style=\"font-weight: 400;\">clean up and necessary repairs. Once the property was ready, it went on the MLS and was marketed for sale. Upon receiving an offer, I was able to negotiate the offer and work with <\/span><span style=\"font-weight: 400;\">the other agent to successfully close the escrow.<\/span><\/p>\n<p><b>SHORT SALES<\/b><\/p>\n<p><span style=\"font-weight: 400;\">More recently, I have represented many short sales and pre-foreclosure sales with a 99%\u00a0<\/span><span style=\"font-weight: 400;\">success rate. These distress sales took from 45 days to over a year to close, requiring a tremendous amount of patience and follow-up.
