{"id":244,"date":"2012-05-29T07:29:55","date_gmt":"2012-05-29T07:29:55","guid":{"rendered":"http:\/\/localhost:8888\/?p=244"},"modified":"2012-05-29T07:29:55","modified_gmt":"2012-05-29T07:29:55","slug":"do-you-treat-all-parties-honestly","status":"publish","type":"post","link":"http:\/\/margaretgaremore.com\/?p=244","title":{"rendered":"Do You Treat All Parties Honestly?"},"content":{"rendered":"<p>As the Chairman of the AAR Grievance Committee, I have an important question for you: \u201cIn the business of real estate, do you treat all parties honestly?\u201d If not, you could find yourself on the receiving end of a Grievance Complaint.<\/p>\n<p>Realtors, through membership with a local association, CAR and NAR, have agreed to abide by the Realtor Code of Ethics. The Code of Ethics is our set of rules, or to put it simply, our road map in the business of real estate.<\/p>\n<p>Our first and foremost allegiance is to our client, but we cannot just focus on one party\u2019s interest at the expense of everyone else in the transaction. Article 1 of the Code of Ethics says that we have a fiduciary duty to the client, but that we also have a responsibility to be honest with all parties involved.<\/p>\n<p>Here are a few tips to help you stay in compliance:<\/p>\n<p>DON\u2019T<\/p>\n<p>1. Don\u2019t deliberately mislead an owner as to the market value of his or her property.<\/p>\n<p>2. Don\u2019t mislead a client as to savings or other benefits that might be realized through the use of a Realtor\u2019s services.<\/p>\n<p>3. Don\u2019t use false information or alarming tactics to motivate a client to act.<\/p>\n<p>4. Don\u2019t reveal the client\u2019s private or confidential information.<\/p>\n<p>DO<\/p>\n<p>1. Do put your client\u2019s best interests before your own.<\/p>\n<p>2. Do present offers and counter-offers objectively and as quickly as possible.<\/p>\n<p>3. Do provide full disclosure and get written consent if you are representing more than one side in a transaction.<\/p>\n<p>4.
